Why would a bank do that? From their perspective, a short sale saves many of the costs associated with the foreclosure process – attorney’s fees, the eviction process, delays from borrower bankruptcy, etc. In a short sale scenario, the bank gets the property back faster, so it is able to cut its losses. Your job as an investor is to convince the bank that it will fare much better by accepting less money now instead of foreclosing and getting the house back. And, even if they are foolish enough to take it back, you’ll get an even BIGGER STEAL by buying it directly from the bank!
